WELCOME TO BRAZOS CENTRAL APPRAISAL DISTRICT Within this site you will find general information about the District and the ad valorem property tax system in Texas, as well as information regarding specific properties within the district. Brazos Central Appraisal District is responsible for appraising all real and business personal property within Brazos County. The district appraises property according to the Texas Property Tax Code and the Uniform Standards of Professional Appraisal Practices (USPAP). Brazos CAD to add Three Elected Members to the Board of Directors as of July 1, 2024 With the passage of Proposition 4 at the November 2023 election, all counties with a population of 75,000 or more will include three elected members to be placed on the Appraisal District Board of Directors effective July 1, 2024. During the application process, three candidates filed for these positions in Brazos County: one for Place 1, one for Place 2 and one for Place 3. Because there are no contested races for these three positions, it is no longer necessary for these offices to be placed on the ballot, and incur a significant cost, to hold the General Election to be held in May 2024. The Board of Directors has approved and signed a Certification of Unopposed Candidates for Other Political Subdivisions (Not County) as well as a Sample Order of Cancellation at their most recent regular scheduled meeting. The newly elected members will be sworn in and fill their positions after July 1, 2024. Click here for more information. Homestead Exemption Audit Brazos Central Appraisal District (BCAD) has contracted with the law firm of Perdue, Brandon, Fielder, Collins, and Mott to perform an audit on the current homestead exemptions for BCAD. If you receive correspondence from that firm, please follow the directions on the correspondence and respond to the information provided. BCAD Appraisers On-Site The State of Texas requires appraisal districts to conduct on-site reviews of each property at least once every three years. Brazos Central Appraisal District appraisers are currently performing those on-site reviews and inspections. Appraisers will be wearing safety vests with Brazos Central Appraisal District” across the back, be in vehicles with magnetic signs, have business cards and state issued TDLR licenses that can be shown upon request. Thank you for your understanding and patience with us as we perform duties required for us to meet state regulations. 2023 School Tax Freeze Ceiling Reduction In May of 2022, Texas voters passed Proposition 1, which amended the Constitution authorizing the legislature to provide for a reduction in the 2023 school tax ceiling (freeze) for property owners with Over-65 exemption or those who have qualified for the Disabled Persons exemption. This legislation is only applied to school districts. Other taxing entities, such as the counties and municipalities, were not included in the legislation. In addition, this change is not intended to produce any refunds, as it is applicable to the 2023 tax year forward.
